Peachy Properties manages and markets short-stay holiday accommodation across the Mornington Peninsula, Melbourne, the Yarra Valley and the Great Ocean Road. When you book through this site you are booking directly with us, with no third-party platform between us.
These terms apply to every booking made through peachyproperties.com.au. By completing a booking you agree to them on behalf of everyone in your party.
When you reserve a stay, your card is pre-authorized for the quoted amount — it is a hold, not a charge. We only capture payment once your dates are confirmed with the property, usually within a minute. If we can't confirm your dates, the hold is released automatically and you are not charged.
The total shown at checkout is the full price of your stay: nightly rates, cleaning fee, applicable fees and taxes (including GST and the Victorian Short Stay Levy where it applies). There are no additional platform fees.
All prices are in Australian dollars. Payments are processed by Stripe; your card details are handled by Stripe and never stored on our servers.
For stays booked more than 60 days ahead, a 25% deposit secures your booking and the balance is due 60 days before check-in. For stays booked within 60 days of check-in, payment is taken in full.
Cancel more than 60 days before check-in for a full refund less a $150 administration fee. Within 60 days of check-in the deposit is non-refundable; within 14 days the full payment is non-refundable.
Date or guest-count changes can be requested through your booking portal or by contacting us, and are subject to availability and any difference in price. We'll always confirm the revised total with you before anything is charged.
We recommend travel insurance for peace of mind against the unexpected.
Check-in is from 3:00 PM and check-out is by 10:00 AM unless we've agreed otherwise in writing. Each home has its own house rules — occupancy limits, pet, smoking and event policies — shown on the property page and in your confirmation. They form part of these terms.
The guest count on your booking is the maximum number of people permitted to stay. Parties and events are not permitted unless expressly agreed in advance.
We ask that you treat each home as if it were your own. You are responsible for loss or damage beyond fair wear and tear caused by you or your party during your stay, and for securing the property when you leave. Please report any damage or issues to us promptly — accidents happen, and early notice always makes them easier to resolve.
We take care to describe every property accurately and keep availability and pricing up to date. Occasionally something outside our control makes a home unavailable — major damage, an essential-services failure, or an owner withdrawing the property. If that happens we'll contact you as soon as possible and offer a comparable alternative or a full refund of amounts paid for the affected nights.
To the extent permitted by law, our liability in connection with a booking is limited to the amount you paid for it. Nothing in these terms excludes rights you hold under the Australian Consumer Law.
